If you’re buying your first home in Western Australia, the First Home Owner Grant (FHOG) could put $10,000 in your pocket — but only if you tick every eligibility box. Here’s the complete guide for Perth buyers in 2026.

What is the WA First Home Owner Grant?

The WA FHOG is a one-off $10,000 payment from the state government to eligible first home buyers purchasing or building a brand-new home. Established homes aren’t eligible for the grant, though first home buyers may still access stamp duty concessions.

Who’s eligible?

You must:

  • Be 18 or over at settlement
  • Be an Australian citizen or permanent resident (one applicant is enough if couples)
  • Have never owned residential property in Australia before
  • Live in the home for at least 6 continuous months within 12 months of settlement
  • Be buying or building a home under the value cap (currently $750,000 south of the 26th parallel, $1 million north)

What counts as a “new home”?

  • A brand-new home purchased from a builder
  • A house and land package where construction hasn’t started
  • A knock-down-rebuild
  • A home that’s never been lived in before

A recently renovated established home does not qualify.

Stamp duty — a second bonus

Separate from the grant, WA offers first home buyer stamp duty concessions. For eligible buyers purchasing under certain thresholds, stamp duty can be reduced to zero — often saving another $15,000–$25,000 on top of the FHOG.

Common mistakes we see

  1. Assuming an established home qualifies. It doesn’t. Ever.
  2. Forgetting the residency requirement. You must move in within 12 months and stay 6 months.
  3. Missing the window. Apply at or before settlement — not after.
  4. Joint ownership with a previous owner. If your partner has owned before, you may not be eligible.
